Our recent home selling experience was smooth and flawless due to Amar’s services and high-notch professionalism. Moving out of state, especially during these COVID times, Amar’s guidance and attitude to go the extra mile, starting from preparing the house to closure, was commendable. Once the house is prepared and handed over to Amar, we are entirely off hands and don’t have to deal with any unknowns. * First-time buyer * COVID pandemic * Competitive environment * When we first decided to purchase a house, we did not know what it involves to own a home. When we talked to Amar for the first time (for almost more than one hour), he explained the entire process starting from house search to having a key in our hand. He listened to every question and answered thoroughly. That was the first sign of having such a reliable and knowledgeable person as our agent. After that, we started looking for listings we were interested in the house. We always received the first-hand opinion from Sri Amar whether to even look at that property. Given the COVID situation, it was very timely help, and her suggestions helped us narrow down our search. When we decided our house and put an offer, Amar and the team excelled in all possible ways to get our offer accepted (though it was not the highest bid offer). One suggestion from Amar was to write a personal letter to the seller, and that did magic. After our offer got accepted, the entire execution of the plan by Amar and the team was phenomenal. Our Home buying experience with Amar in simple words has been outstanding. Amar truly has a very unique approach to guiding you through the whole process. 5 years ago I felt buying a house in bay area would be a hard reality for me given the rise in house prices and if we need to buy an affordable house I would need to go all the way of bay area. I was still contemplating buying a house, then one of colleagues asked me to meet Amar and check with him. Me and my wife met Amar at his office and told we were looking for and boom 2 month later I was an owner of a single family home in rising Milpitas area. Even though this sounds like a fairy tale, I should say it was the hard work and drive of Amar and his team to help pull it through. Amar and Sri send me list of places for open house to visit and when we liked one the home,we let him know about it. I thought we were already late to put an offer as I didn’t have a pre approval. Amar pulled his strings and introduced me to Stacy for mortgage and within 24 hours and I had a preapproval and the offer was submitted. I was told the house had around 7 offers most of them more than what I offered to pay. Amar and his team helped to negotiate and got the deal done and now within 2 days my offer was approved. I couldn’t believe they pull it off. Anyway after this is the next set of steps to start the financing for the house. In this process, I wanted to check with other lender for better rate and the bank promised that could provide a better rate than what Stacy provided. I conveyed my decision to Stacy regarding this and went ahead with other lender. But this is where the real game started, the other lender wanted documents after documents and after a week said they wouldn’t be able to really my case through with their underwriter and they were still trying their best. I talked to Stacy and Amar after that and they understood the situation and pulled this out for me. To be honest throughout the whole process I was not still committal to Stacy whether I would go with her and it was Amar and his team who convinced Stacy to continue with my financial process and glad they did. Iam not sure if any lender would be ready to do so much work when you are uncommitted and I am glad Stacy really decided help me. I think the reason she was ready to pursue the case was because the trust she had in Amar. Thanks again Amar for this… They handled all the paper work, went through the house inspection report and answered any questions I asked. I know sometimes I irritated Amar by asking him multiple questions as novice buyer. I should say this—if you are looking for energetic, aggressive and honest person to help you with your house search I would say talk to Amar…He would understand your needs and get you the right house. The Extra Mile: That’s how we’d sum our experience with Amar. As a first time home buyer with a demanding job, purchasing a home seemed like a daunting task. We were amazed how Amar mastered knowing our needs in detail, and immediately found options that were perfect for us, both personally and financially. Within a month, we managed to make an offer, close, and move in to our first home. We’ve been thrilled with our choice ever since. Amar started with us from ground zero that is from getting pre-approval, introducing most sought out neighborhood in Menlo Park, showing the best schools in California, detailed information about the neighborhood like safety, what the neighborhood means for the kids. Amar connected me to loan officer, Jazzy singh, in his team, who was nothing short of stellar in assisting me in the loan process starting from pre-approval to closing the loan despite big obstacles with my specific situation, Amar and Jazzy worked hand in hand to resolve all the issues on time under stressful circumstances. Starting from making an offer, Amar thought through the whole thing very carefully, in spite of the property being in most sought out neighborhood and multiple offers on property for beyond the list price, he got the property $50k less than the list price, he got us the inspection with no cost done, went through the inspection reports and educated how it can be taken care, if it is not for his education and getting 80% discount ($8000) on the termite, we might have lost the property thinking the cost of fixing is enormous. Amar went an extra mile to not only to get the $50K less on the list price under multiple offer situation, but he negotiated to pay a few thousand dollars by the seller, he saved thousands of dollars at the every step of closing the escrow. He worked with loan officer to get $7000 credit. Above that he lined up other things for me like getting the termite done with mere $2500, where the same would’ve coasted $10,500, and also getting other inspections done without me physically there. He not only saved thousands of dollars in the whole transaction but also time, that way I was able to take care of personal life and yet got the best deal of the life. Amar is enthusiastic, energetic, powerful person, with exceptional negotiating expertise, excellent knowledge about the real-estate, and he has huge network of people, which is required to get the steal of a deal, it is like buying a house from Costco or whatever is you favorite whole-seller. “Stressful”, “frustrating”, “tough” – these are some of the words that usually come to one’s mind when one thinks about buying one’s first home. We have been hunting our first home for the past 6 months, but with no luck. Multiple offers submitted, few got counters and nothing accepted. We were also waiting for our first kid to arrive this summer. Life was chaotic at best until we bumped into Amar (through one of our friends at LinkedIn). From our very first conversation with Amar, we could feel the difference between him and other agents we have been working with. Amar came across somebody who has in-depth knowledge of the Bay Area real-estate market and knows how to win in pressure situations. He was very very cooperative in understanding our requirements and guiding us through various areas. With multiple set-backs, we had very little hope about buying it in this aggressive market. Staying at top of things, he also made us understand the various aspects of being a home owner. He worked with the loan officer, escrow officer, selling agent, appraisal officer, insurance agent and a whole bunch of people to close the deal in less than 15 days. The speed at which Amar works is truly unbelievable. With him around, one does not need to worry about a thing. Sometimes, I feel that one has 24 hours in a day, but Amar has 30 hours in a day. The amount of stuff he manages to get done is remarkable. One has to meet and work with him to truly understand and experience it. Basically, Amar is a really nice person and lovely to work.
