Thank you, Amar & Sri, for helping us get our dream home. When we first contacted Amar in May, we were clueless about the home buying process. Without his help and guidelines, we could not have reached this milestone. We were doubtful if it was the right decision to buy a house amidst the pandemic and Shelter-in-place. After talking to Amar about our concerns and expectations, he gave us a clear picture of the process. He explained all the steps and how he and Sri will be involved in each step. He connected us to a lender who could close the sale in 21 days. We realized this is important for sellers to close the house in as little time as possible. Sri helped us find our perfect home. He presented a clean offer to the seller and negotiated a good deal for us by working around the clock. We got the house with new furniture all at list price, which was 30K less than what the seller expected. Even after moving into the house, Amar and Sri continued to help us to sort out everything. As a first-time homebuyer in Bay Area, the whole process of buying a house, bidding can be very overwhelming and stressful. But with the help of Amar, Sri and his team, it couldn’t have been easier and quicker. When we began our home-search, from Yelp we found that many buyers in Bay Area are in similar condition greatly helped by Amar and his team. We met Amar at his Palo Alto office where he explained the entire process, his custom search engine for homes and also answered the questions we have about bidding and closing on home, how to consider property valuation. Amar also introduced us to his wife Sri who works with him and also to his lender (Risha), who was quick enough to get us a pre-approval letter. I have had the good fortune of working with Amar once, for exactly three weeks between February and March 2013, when we were contemplating purchasing a small home in a location with a good school district. That was when we connected with Amar who came very highly recommended by one of our friends. Just to test the waters, we pointed him to an Ideal home (we knew it was impossible for us to get it within our very limited allocated budget) for which there was 100+ visitors and 50+ bidders, and we also knew that it would close at a much higher rate. We wanted to test the waters and mentioned about this house to Amar. We wanted to see how Amar works, so that we can decide whether to utilize his services in the further searches. Three weeks later, we have the Home!! The Only home that we saw, and thought was impossible to own. Amar did a fantastic job of “grabbing victory from the jaws of defeat” so to say. We have found Amar to be genuine, Extremely hard working, making sure the we were kept updated, and most importantly ensure that he gets the best out of his extended team to make this happen for us, reassuring us all along the process. We started our home search in March 2013. We worked with 3 different Realtors® and submitted offers to at least 10 houses with no luck. Disheartened with the market and the incompetence of our Realtors® we totally gave up home search. In August 2014 when one of our dear friends narrated the story of their home buying we were thrilled to hear that such Realtors® do actually exist. He recommended Amar strongly and said if we were to buy a house, Amar must be our Realtor®. Coming from our friend who had a great recent experience with home-buying, we approached Amar in March 2015 when we restarted our home search. We were to realize how true our friend’s words were when we bought our home. We truly believe that we would not have bought our home, if Amar was not our Realtor®. From the very first conversation, we realized that Amar was a different Realtor® than the ones we had worked with. His knowledge of the market and his approach to home buying was different. There was couple of houses that we were interested in and Amar rightly pointed out that those were not right for us. At that moment, we were certain that we were working with the right Realtor®. When we wrote the offer for our home, we knew that we would not be the highest bidder. Amar knew that as well but worked his magic to win the home for us. Amar was such a difference maker: he clearly understood the dynamics of the deal and changed it to a scenario where if the sellers were to accept any offer, it would be ours. We still cannot believe that Amar was able to do this in Fremont where multiple offers are the norm for every listed house. Amar’s acumen of what clinches a deal is exceptional and was one of the main reasons that helped us get the home of our dreams. The fact that we got a highly desired home in an extremely competitive market (in Fremont) in spite of not being the highest bidder goes to show Amar’s competence. Amar’s contribution to our home buying did not stop after the offer was accepted. He worked with the lender and escrow agents and made sure that the escrow closed on time. Amar went over and beyond his role as a Realtor® and advised us very skillfully all along and helped us make the right decision at each stage. Amar has certainly become our Realtor® for our lifetime. It’s my first time working with Sri and Amar for buying investment properties. I had the down payment for two properties but was not entirely sure that. I would qualify for two loans if I had to buy the two properties simultaneously. It’s a unique scenario where Sri and Amar made their critical impact. Sri gave thorough guidance about neighborhoods that suited my needs. She explained in detail why specific areas are better than others. When I was bidding, Sri advised me not to go overboard and explained why. It was because Amar had used his extensive connection with the agents networking and reputation. Amar convinced the listing agent that I was the best buyer and made my offer look like an all-cash offer. He was able to negotiate the best deal for me in the face of a higher offer. The second place where Amar made the most crucial difference was in executing both the loan closures. When one of the loan agents had issues with getting the loan closed, Amar spoke to the loan agent, their manager, the underwriter, and their manager. He was able to bring the various parties involved to the table and sign off the loan within a time period he had set. I believe this was the most challenging part of the entire process. Amar personally was on top of it to make sure both the loans closed as planned even when one was faltering and getting delayed. During the critical phase, he was overseeing the loan closure, the escrow process all the way to recording the property. Amar and team are really helpful in our home buying process right from the initial consultation to the final closing. We saw the house in market and liked it. We contacted Amar & team; they were very helpful in explaining the process and also explain about the market conditions. They placed our offer and aggressively on top of the status. They worked overnight (we got a call at 12:00midnight!) and made the offer that the seller cannot decline. That is the one aggressive strategy. Also they used some innovative techniques to make the buyer side look genuine and interested. We got our offer accepted. It is 20K less than the highest offer. I believe it is all because of Amar’s strategy. Amar also provided wonderful support once the offer is accepted. He answered our questions and helped us all the way till closing. Also, Amar and team helped us to find the mortgage banker that can process our loan faster since we are about to leave to India on vacation. By some magic, the mortgage banker approved the loan in shortest time and we signed the docs just a day before we leave. Amar also talked to the banker on our behalf . Home buying process was really a stressful experience since we are first time buyers. Amor and team were really helpful in reducing our stress during this process and our thanks to them.
